Know Your Rights

AAMHO Answers Questions and Offers Free Classes on Arizona Laws for Manufactured, Park Model, and RV Homeowners.

AAMHO provides education on the Arizona laws governing Manufactured, Park model and RV Home Ownership and land rental as laid out in the Arizona Mobile Home Parks Residential Landlord and Tenant Act or the Arizona Recreational Vehicle Long-Term Rental Space Act. AAMHO’s eight District Directors answer specific questions about the laws and beginning this fall, will teach "Intro to the LTA" classes online and in person to park residents who want to know their rights. AAMHO also will offer Park Manager Certification classes in person and eventually online.

To request an LTA class for park residents to learn your rights and responsibilities under Arizona law, please contact your District Director on the Leadership page.

    AAMHO is hosting an in-person Manager Certification Class from 8:30 AM to 3:30 PM on Monday, June 8, at Palo Verde Estates, 6001 South Palo Verde Road, Tucson, AZ, in their Clubhouse. Cost is $195 per Registrant. 

    Instructors are Carol Judd, AAMHO Board Member who knows the AZ MH Landlord-Tenant Laws forwards and backwards, and Cheri Horbacz, from Southwest Fair Housing, who can tell you everything you need to know about emotional support animals, Fair Housing laws, and all sorts of miscellaneous issues that turn up in parks. Lots of time for questions and interaction. 

    Light snacks (AM and PM) plus lunch will be served. You may pay online at https://aamho.org/event-6706819 or by mailing a check to AAMHO, 2753 East Broadway Road, 101-443, Mesa, AZ 85204. You may also bring a check to the class, since this was a last-minute request to train a group of Tucson managers.

    June's AAMHO ZOOM will be a bit different than previous formats, with your discussion the main focus. This session will need to be for members only, due to the format.  Registrants will be sent reminders later with the ZOOM link. Remember, AAMHO has folks who can help you learn how to ZOOM or trouble-shoot ahead of time, if you need it. Email us. 

    If you live in a park in Arizona year-round (i.e. AZ is your primary residence) like many of us do,  you are faced with some unique challenges. They differ depending on your elevation. While the Phoenix, Tucson, Yuma areas - really, MOST of Arizona! - are hellishly hot in the summer months and your resident population may be low-  summer months are "The Season" in the higher elevations like Prescott, Flagstaff, Cottonwood, Sedona, Show Low, Payson, Pinetop, etc.  Lucky you if you have a home in both areas! 

    Let's talk with each other about various strategies for coping with these challenges:

    1. The "Fear Factor" of losing your home become greater when it is your ONLY home; rising rents and utilities, loss of income, death of a partner/spouse, credit card debt, many of us have faced these. How do you hang on? Do you have a "Plan B"... do you even want one? You are invited to share your experiences and learn that you are not alone in facing these very real fears. 

    2. What are the non-financial challenges you face and how do you deal with them? How do you keep safe from extreme heat? Do you try to escape during bad weather seasons- how? Have you looked into house/pet-sitting as a low-cost travel option? (Kath will share her experience doing this...) 

    3. Are you aware of the property tax discount you can get if AZ is your primary residence? 

    4. Do you get to know the other residents better who live year-round? How to keep in touch with each other... fun ideas, communication strategies (which work?)  etc.  How to build a "year-rounders Community"...  

    5. Do you know how to vote by mail in Arizona? Some challenges related to voting if you travel in the summer... 

    5. Can you think of other topics to discuss? 

    NOTE: To our AZ part-timers - we will not forget about you! We know that those of you just coming for part of the year face your own challenges and we will have a session just for you later! Of course,  if you are considering moving to AZ full-time, you may want to listen in on our conversation in June!
