This Checklist has been developed by the Relocation Committee of the Arizona Association Manufactured Home & RV Owners, Inc. (AAMHO). Although its primary purpose is to assist those who are being forced to move due to a change in land use (i.e., their manufactured home rental community is being closed down), anyone moving their home will find it helpful.

I. FINDING A PLACE TO MOVE TO:

A. If You Are Moving Into A Rental Park:

Visit Parks In The Neighborhood Where You Wish To Live. Read Carefully & Make Sure You Understand The Following From Each Park You Are Interested In:

  • Is It A Family Or Senior-Citizen Park
  • Rental Agreement (1 and 4 Year)
  • Statements Of Policy
  • Park Rules & Regulations Rent History
  • Disclosure Notice
  • Management Certificate (Completed Education Requirements)
  • If Applicable, Ask About Pet Rules And Charges
  • Review The Park Security
  • Talk To People Who Live In The Community; Ask About Any Problems They Are Experiencing
  • Call AAMHO At (480) 966-9566 Or 1-800-221-6955; If It?s A Charter Park We Can Refer You To Park Officers
  • If The Park Manager Promises You Anything That?s Not In Writing, Get It In Writing!
  • Ask About Utility Hook-Up Charges & Monthly Service Charges (Electric, Gas, Water, Sewer &Trash)
  • Check For Extra Charges (Such As Extra Person Charges)
  • Is The Electrical Power Service Sufficient For Your Home
  • Will The Park Accept Your Current Home, Skirting, Awnings & Storage Shed
  • If You Are Buying A Home Already Located In A Park, Does It Require Any Upgrading
  • Will Your Home Fit On The Lot & Meet Local Zoning Requirements

B. If You Are Moving A Manufactured Home Onto Private Land:

  • Check The Zoning Of The Land For Set Up
  • Check The Utility Connections - How Far Away Are They & What Will Be The Cost Of Hooking Up
  • Is There A Sewer Or Septic Tank
  • Is The Electrical Power Sufficient For Your Home
  • Be Sure You Have The Correct Permits
  • Contact The Arizona Office of Manufactured Housing (OMH) at (602) 364-1003
  • Be Sure Your Home Meets All Deed And Loan Restrictions
  • If You're Going To Borrow Money For The Land, Be Sure To Shop Around For The Best Interest Rate.
  • If You Are Moving Into A Development Where There Is A Homeowner's Association, Check The Amount Of The Association Dues; How Much Have The Dues Increased Over The Past Few Years; Any Special Assessment
  • Be Sure There Is Access To The Property - Is There A Deeded Road Or Right-Of-Way
  • Is There Access To Water, What Is The Quality Of The Water

II. MOVING AND SET-UP

  • Is The Installing Company Licensed? Call OMH Licensing Department At 602-364-1003 To Check & Find Out If There Has Been Any Complaints Filed Against Them
  • Do The Moving Charges Include Tearing Down & Installing Awnings, Skirting And Storage Shed
  • Get At Least Three Bids (In Writing)
  • Get Firm Moving Dates
  • Does The Contract Contain All The Necessary Items Required By OMH For Reimbursement From Relocation Fund
  • Make Arrangements For Moving Your Furniture & Personal Belongings - Most Home Movers Do Not Have Insurance To Cover These
  • Make Arrangements For A Place To Stay During The Move
  • Take Pictures Of The Inside & Outside Of Your Home Before It Is Moved; This Way If Any Damage Is Done, You Will Have Proof
  • Final Payment Should Not Be Made To The Installer Until A Walk Through Inspection, The Job Is Done To Your Satisfaction Or According to Building Permit Codes
  • If You Have Any Problems, Contact The Contractor; If They Refuse To Correct The Problem Contact OMH @ 602-364-1003 to file a complaint. And / Or AZ Registrar Of Contractors @ 602-542-1525
